Local Context

Why Lafayette is a “Mold Hotspot”

Acadiana’s unique geography creates the perfect storm for microbial growth.

The Vermilion Basin Water Table

Lafayette sits within the Vermilion River Basin, characterized by an exceptionally high water table. This geological reality means that ground moisture is constantly pushing upwards. In homes with pier-and-beam foundations (common in the Saint Streets and older neighborhoods), this creates a phenomenon called "Rising Damp." The soil under your home never truly dries out, creating a permanent reservoir of moisture that wicks into your subfloor.

Subtropical Humidity

We live in a Humid Subtropical Climate (Cfa). Our average annual relative humidity hovers above 75%. Mold spores only need 60% relative humidity to active and colonize. This means that for 200+ days a year, the *outdoor* air in Lafayette is wet enough to grow mold. If your home's envelope isn't perfectly sealed, or if your HVAC isn't dehumidifying aggressively, your home is at risk.

The Clay Soil Factor

Our region's heavy clay soil retains water like a sponge. After heavy rains, this saturated soil holds moisture against your foundation for days or weeks. This pressure drives water through microscopic cracks in slab foundations and concrete walls, leading to hidden mold growth behind baseboards and under flooring—often invisible until it's too late.

Common Mold Hiding Spots

HVAC Systems

Oversized units cool too fast without removing moisture. We check coils and ducts for growth.

Attic & Roof

Poor ventilation traps heat and condensation, feeding mold on roof sheathing and insulation.

Crawlspaces

The “Stack Effect” pulls damp, moldy air from the soil up into your living room.

Bathrooms

Hidden leaks behind shower tiles saturate the wallboard, creating invisible colonies.

Visual Inspection vs. Lab Testing

Many clients confuse an “inspection” with a “test.” They are two distinct scientific processes that work together.

1. Mold Inspection (Visual)

This is a non-invasive visual search for the *conditions* that cause mold. It tells us WHERE the moisture is coming from and where the mold is likely hiding.

  • Thermal Imaging: Scans walls for “cold spots” that indicate evaporative cooling (hidden wet insulation or drywall).
  • Moisture Meters: Maps out wet areas that the naked eye cannot see.

2. Mold Testing (Lab)

This involves collecting physical samples for a microbiologist. A visual inspection can guess, but only a lab test can confirm toxicity. It tells us WHAT is growing.

  • Air Quality (Spore Trap): Identifies Stachybotrys (Toxic Black Mold) vs Cladosporium (Allergenic).
  • Surface (Bio-Tape): Confirms growth vs. cosmetic staining.

Stop Guessing. Start Knowing.

You cannot smell or see every mold spore. If you suspect an issue, get the scientific data you need to protect your family.

Why We Don’t Do Remediation

“If you test, you don’t clean. If you clean, you don’t test.”

If the person testing your home for mold is also the person who gets paid thousands of dollars to remove it, you have a massive conflict of interest. They have a financial incentive to find problems that might not exist or to exaggerate the severity of a minor issue.

Lafayette Inspections is strictly a testing and inspection firm. We do not perform remediation.

  • If we find no mold, we tell you (saving you thousands).
  • If we find mold, we write a specific protocol telling the remediator exactly what to do—and nothing more.

Our Scientific Methodology

01The Control Sample

We test outdoor air first to establish a baseline. Mold is natural in Louisiana; we need to know if indoor levels are *higher* than outdoor levels.

02Interior Sampling

We pump 75 Liters of air through Spore Trap cassettes to capture airborne particulates, pollen, and mold spores in the affected area.

03Chain of Custody

Samples are sealed and shipped overnight to an accredited AIHA laboratory, ensuring legal defensibility of the results.

04The Protocol

We interpret the lab data for you. We provide a plain-English report outlining the exact scope of work needed for cleanup.

Comprehensive FAQ

What is the difference between Mold Inspection and Mold Testing?

A **mold inspection** is a visual examination of the property to identify moisture sources, water damage, and visible growth. **Mold testing** involves collecting air or surface samples to be analyzed by a laboratory. Inspection tells you *where* the problem might be; Testing tells you *what* it is and *how much* of it exists.

How much does mold testing cost?
Costs vary based on the number of samples needed. A standard inspection with a minimum number of samples typically starts around $300-$400. Additional air samples are usually an additional fee per sample (e.g., $75-$100). Compared to the cost of remediation or health issues, testing is a small investment.

Do I need a test if I can see the mold?

Not always. If you see mold, you know you have it. However, testing is useful to: 1) Identify if it is toxic (Black Mold) vs. allergenic, 2) Determine if spores have spread to other rooms through the HVAC system, and 3) Provide ‘Before’ data so you can verify that the remediation company actually cleaned it up later.

How long do results take?

We typically receive results from the laboratory within 24 to 48 hours after dropping off the samples. Expedited service is available for an additional fee if you are in a rush due to a real estate closing.

Can I use a DIY mold test kit?
We do not recommend DIY kits (settling plates). They are notoriously inaccurate because they don’t measure the volume of air. A settling plate just tells you that mold exists (which it does, everywhere). It doesn’t tell you if the concentration is dangerously high.

Can I stay in the house during testing?
Yes. The sampling process is non-invasive and safe for occupants. We use air pumps and sterile swabs.
